Homes for Haringey

Project Overview

Homes for Haringey’s Repairs Services division has just entered into an innovative and cost effective agreement with window and door maintenance company Mila Maintenance. The specialist company is carrying out planned cyclical maintenance and repair on windows and doors in nearly 1400 individual properties across the London Borough, whilst at the same time training the Repairs Services division’s own staff to be able to carry out the repairs themselves in the future.

This, says Adi McCalla, the Specialist Works Manager within Hcommercial property maintenance servicearingey Repairs Services responsible for the contract, will maximise the return on the investment by Homes for Haringey and increase the skills levels within its own team.

Nature of the works

Mila Maintenance first began providing specialist window and door maintenance services direct to Homes for Haringey in 2008 and since then the spectrum of work has included risk assessment surveys, cyclical preventative maintenance and hardware repair and replacement designed to ensure the safety and security of tenants.

It had built up a good relationship with Homes for Haringey, meeting all of the performance targets set and demonstrating a complete understanding of the very specific requirements of working within occupied properties.

When Homes for Haringey allocated responsibility for this kind of maintenance to its Repairs Services division earlier this year, Mila Maintenance was awarded a 10 month contract for 59 blocks largely in Tottenham on the basis of this successful track record and its commitment and ability to train in house operatives.

“The training which Mila Maintenance is providing to our own staff is key to the value we are receiving from the contract.”

Adi McCalla adds: “The training which Mila Maintenance is providing to our own staff is key to the value we are receiving from the contract. Our staff are getting on the job training in our own properties which, in the longer term, will be of much more benefit to us than more general, college based training.

“Homes for Haringey recognises the importance of keeping the windows and doors in all our properties up to the prescribed standard and, in partnership with Mila Maintenance, we have put together a programme which will enable us to go on doing that as efficiently and effectively as possible. By carrying out regular maintenance of the mechanical components, we can reduce the impact of wear and tear and prolong the serviceable life of the windows.”

The service available from Mila Maintenance encompasses planned, cyclical and responsive window and door maintenance programmes, as well as safety and security upgrades, glazing upgrades, replacement of defective gaskets and weather-strips and sound and thermal insulation.

The company can provide repairs in any type of profile system or to any type of hardware and has specialist expertise in working at height. All work and materials are guaranteed for 12 months and installation is carried out by NVQ qualified engineers.
