The Problem

New patios and windows had been installed into the 160 property residential development at Joseph Court in the borough 15 years ago; but residents had recently been experiencing problems with opening and closing mechanisms meaning that some had to be screwed shut because they no longer functioned safely, while others were permanently open because the mechanisms had failed completely.

Residents of Hackney Homes have benefitted from a pioneering technical solution delivered through a collaborative approach between Hackney Homes, Hackney DLO, Lakehouse Construction and specialist contractor Mila Window and Door Maintenance.

Nature of the works

Paul Norey Reactive Repairs Team Manager for Hackney DLO quickly assessed that it was a very technical issue and one which needed the input of a specialist contractor “As soon as I visited the site I recognised that this was not a day to day repairs issue. Without knowing exactly what the finer technicalities of the problem were I recognised immediately that if we couldn’t find a solution we would be faced with full replacement and all the associated costs and disturbance that would bring. I had become aware of Mila Window and Door Maintenance from their work over many years in just the kind of situation we found ourselves in, so I gave them a call”.

Mila Window and Door Maintenance visited the site and immediately recognised that the problems were being caused by the failure of parts which they knew to be no longer available in the market.  They agreed with the client that they would undertake a pilot installation using a completely different locking mechanism which they could retro fit to bring the doors and windows back to their original functionality.

Using the experience gained from operating as a specialist contractor in the social housing sector for over 25 years they identified and sourced replacement parts and completed a trial installation.  The results of the trial were monitored over a period of time prior to them undertaking the repair of the windows and doors in the communal areas to improve the living experience for all of the residents, and the repairs in individual flats where the problems had occurred.
