Mila Maintenance is participating in an ad hoc window replacement scheme for Ongo Homes Scunthorpe, and is using the same disciplines to deliver outstanding service levels as it does for planned maintenance programmes.
Business Development Manager Rick Awdas takes up the story “Replacing windows and doors rather than just maintaining or repairing them is a relatively new addition to our range of services”.
“Do we see ourselves as a front-line window replacement company? Perhaps not – but where we really can make a difference to clients is where they need an ad-hoc replacement programme for windows, doors and fire doors. This can be individual windows in a property, or whole house replacements which were not included in earlier schemes”.
“Many clients have now completed their first install of new windows and doors into their housing stock; many funded by the Decent Homes Programme, others earlier than that. But in many cases, there are lots of individual properties scattered across their towns and cities which were perhaps not accessible at the time or have come into their ownership subsequently. These are generally one off properties, or a couple of flats within an otherwise completed block”.
“The disciplines needed to replace windows in these situations competitively and efficiently are no different to what we offer our clients day in day out through our planned maintenance programmes – it is about planning, liaising with suppliers and with residents – and then making sure all parts of that chain work in harmony”.
“We secured the ad-hoc replacement window scheme for Ongo Homes through a competitive OJEU tender process, but it was our knowledge and understanding of how to deliver into the particular type of scheme which helped us to be so competitive. Now we are on site we are doing everything expected of us by the client, and more importantly expected of us by ourselves”.
“Our business on the maintenance side is based on the principles of making sure we make one visit to a property, deliver on time when we say we will, and giving the residents the utmost courtesy and respect during the process – this is no different”.
“The resident feedback is excellent, and this is against delivering and installing windows, Fire doors, composite doors and shed doors across a range of low rise flats, individual houses, ad-hoc properties in blocks of maisonettes, and bungalows spread widely across the whole of the town”.
“The initial programme to complete the 2016 – 2017 financial works has gone really well and we are looking to continue with the programme over the succeeding years as the client identifies properties required for upgrade”.
