Case Study  - Trafford Housing Trust

The Problem
Trafford Housing Trust in Manchester manages 12 high rise blocks ranging from six to 22 storeys, all fitted with fully reversible windows, all in need of  maintenance.

Mila Maintenance Solution
Mila Window and Door Maintenance’s expertise in working at height has proved a significant benefit for the client. Our highly trained and fully equipped team who can work safely as high as 30 storeys and can also recommend the most appropriate and cost effective solution for each building. Our specialist knowledge and equipment enables us to carry out repairs on any type of framing system and hardware combination.

For the specific requirements of this project, our team sourced a specialist device for working on fully reversible windows from inside each flat rather than having to fix mass climbers or hanging cradles to each external elevation to work from the outside.

Using the ‘Eazi Lifter’ window hoist, Mila Maintenance engineers could work effectively from inside each flat, safely anchoring the opening sash so that it can be brought inside for any necessary repair or maintenance to be carried out.

Benefits to Client
Our expertise has provided Trafford Housing with significant savings in the first year of the contract.

Alan Clough, Property Surveyor for Trafford Housing Trust’s Regeneration Team is delighted with the proactive approach taken by Mila Maintenance to providing a best value service.  He said:  “Mila has used its expertise and experience to provide a cost effective and highly efficient service.  The Eazi Lifter solution saved us a substantial sum on access costs which can then be reinvested in the overall maintenance programme.

“The on-site team also liaised very effectively with our tenants and we have had excellent feedback on the speed, tidiness and politeness of their service.”

Trafford Housing is half way through a two year contract to carry out preventative maintenance on all the fully reversible windows in its housing stock to ensure that they are operating safely and effectively.  Work has been completed on more than 1400 flats during 2009/10 with a similar number to be completed in 2010/11.
