Planned Maintenance

Planned Maintenance programmes are the ideal solution to bring their windows and doors up to a minimum standard as required by the Decent Homes Standard. 

A planned maintenance programme is the first step towards carrying out work of a more specialist nature.

Through a Planned Maintenance programme it is possible to remedy many problems, and upgrade existing windows and doors to the required standard, without going to the expense of a replacement programme. We have have completed numerous contracts of this type saving Social Landlords millions of pounds in the process. These contracts have included:

i) Hardware renewal & upgrade

ii) Safety & security upgrades

iii) Glazing upgrade


Planned maintenance programmes allow for more efficient and economical planning in terms of both labour and materials. The schedule of rates will be calculated on multiples of items and will benefit from the economies of scales associated.

Only when absolutely necessary will we recommend the replacement of a window or door and as we are not a replacement window company we have no vested interest and can remain completely impartial on such issues.

 

Site Survey, Lubrication Survey & Test Mount

The first stage prior to any type of planned maintenance programme is to complete a comprehensive on-site survey. A comprehensive on-site survey provides the client and contractor with a "snap-shot" of the condition of the existing stock, provide an accurate bill-of-materials and quotation and importantly will allow prioritisation of the works required.

Included in the site survey, we also carry out a lubrication survey. We take the opportunity to ease/adjust and lubricate the exisitng hardware fitted. This will also allow you to complete a database of your housing stock, including such vital elements as profile system and hardware fitted. This simple information will provide cost savings in itself.

A trial installation, known as a Test Mount, is advisable for large projects. This enables our team to assess the adequacy of the proposals and any possible repercussions. The trial installation will also help to ensure the correct pricing and time allowed for work.

 

Planned Maintenance Programme

Once the lubrication survey and test mount have been completed the Planned Maintenance programme can begin.

Mila Maintenance assume responsibility for contacting residents and arranging access thereby reducing the Authorities own overheads. We have a stated policy of, wherever possible, training additional local engineers and the progress of the works can be checked at any time against agreed KPI’s. Once the work is completed the performance of the windows/doors will be guaranteed for 12 months.
