Case Study  - Anchor Trust, Lynton Court Housing & Retirement Complex

When the external window panels at Lynton Court, an Anchor Trust housing complex, needed replacing after 23 years of deterioration The Trust called upon the expertise of Mila Window & Door Maintenance...

Lynton Court is a three story scheme managed housing / retirement complex consisting of thirty-two, one bedroom apartments. The brick built complex was opened in 1985 and incorporates timber casement windows installed above decorative panels. After 23 years the existing decorative panels were rapidly deteriorating despite numerous attempts to re-paint them.

Following consultation with the landlord and scheme manager a decision was made to carry out a pilot panel replacement to one of the worst affected areas of the scheme. Anchor had worked alongside Mila Maintenance in the past and consulted us for a solution.

Mila Maintenance visited Lynton Court for an assessment and recommended a Trespa through colour panel. These colour proof panels would never need painting and would provide vastly improved thermal performance when compared to the old panels.

Having agreed upon this recommendation a pilot scheme was instigated. This meant that the specification, working methods and procedures could be agreed prior to the full contract commencing. Importantly the pilot replacement would show the landlord, scheme manager and residents the finished appearance of the building.

It was at this stage that a further problem was highlighted by Mila Maintenance Engineers, who pointed out that the damp trays also needed replacing. This requirement was added to the project scope alongside other elements such as replacing failed double glazed units and cleaning of fouled guttering. This allowed Mila Maintenance to solve several problems at once and to take advantage of the access provided by the scaffolding on site.

The scaffolding was erected and dismantled on a daily basis - invaluable in terms of site security. To complete the works existing panels and timber mouldings were removed individually. Old, damaged timber cills were removed and replaced with new PVC damp trays and hardwood cills. The special hardwood mouldings fitted were all stained and pre-painted before being fixed to avoid any off ground painting.

Mila Maintenance took special care to regularly consult with the residents. Via the Scheme Manager they were consulted regularly and informed of any changes to the programme. Throughout the works any areas including the day room, lounge and kitchen were kept accessible and fully functioning at all times.

Over a busy 5 week programme all panels and associated fret work was replaced giving the complex a new, clean appearance. Speaking on completion of the project Mila Maintenance General Manager, Chris France said:
